The short version: Parcel Scout is a research tool. Every parcel and every detail it returns is an unverified lead you must confirm yourself. It is not advice, it is not a broker, and it never tells you which parcel to buy. That decision — and the responsibility to verify — is always yours.
Research tool only
Parcel Scout gathers and organizes publicly available information to help you do your own land research faster. It is an information and research service — nothing more. It does not verify, inspect, appraise, or guarantee any property, and it is not a substitute for your own due diligence or for qualified professionals.
Not legal, financial, tax, or investment advice
Nothing produced by the Service is legal, financial, tax, investment, appraisal, or engineering advice, and no professional relationship is created by your use of it. Financing information — including references to owner financing, USDA, VA, land contracts, or self-directed retirement accounts — is general and educational only, is not a determination of your eligibility, and is not an offer or promise of credit. Consult a licensed attorney, lender, tax professional, or financial advisor about your situation.
Not a real estate broker or agent
Parcel Scout is not a licensed real estate broker or agent. We do not represent you or any seller, we do not negotiate, list, show, or procure property, we do not recommend which parcel to buy, and we do not receive commissions or any compensation tied to a transaction. To view a property, ask questions, or make an offer, you must contact the listing broker or seller directly.
Not affiliated with listing sites or brokers
The Service surfaces public listings from third-party sources such as LandWatch, Zillow, Realtor.com, and similar platforms, county portals, tax sale platforms, and land banks. We are not affiliated with, sponsored by, or endorsed by any of them, and their names and marks belong to their owners. Their listings and data are governed by their own terms.
Information may be inaccurate, incomplete, or out of date
Results are generated in whole or in part by automated and artificial-intelligence systems drawing on third-party data. That output can be incomplete, outdated, or wrong, and may occasionally contain errors or fabricated details. Prices, acreage, boundaries, zoning, flood status, soil, access, utilities, tax status, and availability must be independently verified. Listings change constantly; a parcel shown as available may already be sold, pending, or withdrawn. Availability is never guaranteed.
Do your own due diligence
Before relying on any result or making an offer, confirm the facts yourself with the county and with licensed professionals — including a real estate attorney, surveyor, title company, lender, and, where appropriate, a soil or environmental inspector. Some questions (such as clear title and full covenant review) can only be resolved once you are under contract. Treat every parcel the Service returns as a lead to verify, not a recommendation.
Auction and tax-sale properties carry added risk
Tax sale, auction, surplus, and foreclosure properties involve additional legal risk, including redemption periods, title defects, and non-refundable payment requirements. Rules vary by state and county and change frequently. Confirm all rules and consult an attorney in the relevant state before you register or bid.
Fair housing
Parcel Scout evaluates land on neutral, property-based criteria such as location, price, acreage, access, zoning, and physical characteristics. It does not, and you must not use it to, steer toward or away from any area based on race, color, religion, national origin, sex, familial status, disability, or any other class protected by fair housing or anti-discrimination law.
Testimonials and results are not typical or guaranteed
Any testimonials reflect the experiences of specific individuals and are not a guarantee that you will achieve similar results, savings, or availability. Land outcomes depend on your market, budget, timing, and effort. We make no promise that you will find, afford, or successfully purchase any particular parcel.
Limitation of liability
To the maximum extent permitted by law, This Good Ground is not liable for any loss or damage arising from your use of, or reliance on, the Service or its output, including any purchase decision. Your use is at your own risk and subject to the limitations in our Terms of Service.
