Terms of Service

These Terms of Service ("Terms") govern your access to and use of Parcel Scout (the "Service"), operated by This Good Ground ("Parcel Scout," "we," "us," or "our"). By creating an account, purchasing a search credit, or otherwise using the Service, you agree to these Terms. If you do not agree, do not use the Service.
1. What Parcel Scout is — and is not
Parcel Scout is a research and information tool. It searches publicly available listings, county records, tax sale portals, and similar third-party sources and returns land-research information, parcel leads, and due-diligence checklists to help you do your own research.
Parcel Scout is not a real estate broker, agent, law firm, lender, mortgage broker, appraiser, surveyor, title company, or financial, investment, or tax advisor. We do not represent you or any other party in any transaction, we do not negotiate, list, or procure property, we do not recommend which parcel you should buy, and we do not receive commissions or transaction-based compensation. Every parcel and every piece of information the Service returns is an unverified lead you must independently verify. See our Full Disclaimer, which is incorporated into these Terms.
2. Eligibility
You must be at least 18 years old and able to form a binding contract to use the Service. By using the Service you represent that you meet these requirements and that the information you provide is accurate.
3. Accounts
Access is tied to the email address you provide. You are responsible for the activity under your account and for keeping your access secure. Notify us promptly of any unauthorized use. We may suspend or terminate accounts that violate these Terms.
4. Search credits and purchases
- The Service is sold as prepaid search credits. One credit entitles you to one search, which returns a brief, matching parcel leads, deep reports on selected parcels, and a due-diligence checklist, as described on the site.
- Current pricing is shown on the pricing section and may change; the price in effect when you buy applies to that purchase.
- Credits are tied to your account and, as stated on the site, do not expire.
- Credits are for your own personal, non-commercial use, are non-transferable, and may not be resold.
- Results are delivered electronically, typically within the time range described on the site. Delivery times are estimates, not guarantees.
5. Payments
Payments are processed by our third-party payment processor, Stripe. By purchasing, you authorize us and our processor to charge your selected payment method for the amount shown, plus any applicable taxes. We do not store full payment card numbers. Your use of the processor is subject to its own terms and privacy policy.
6. Refunds
Because search results are digital content generated and delivered on demand, a search credit is non-refundable once it has been used to run a search. Unused credits may be refunded within 14 days of purchase by contacting support@parcelscout.com. Nothing in this section limits any non-waivable rights you have under applicable law.
7. Acceptable use
You agree not to:
- scrape, harvest, republish, resell, or redistribute the Service or its output, or use it to build or train a competing product or dataset;
- access the Service through automated means, or attempt to circumvent usage limits, security, or access controls;
- reverse engineer or attempt to extract the underlying prompts, models, or source data;
- use the Service for any unlawful purpose, or to make housing decisions on the basis of race, color, religion, national origin, sex, familial status, disability, or any other class protected by fair housing or anti-discrimination law; or
- rely on the Service as a substitute for professional advice or independent verification.
8. Intellectual property
The Service, including its software, design, text, and organization, is owned by This Good Ground and protected by intellectual-property laws. We grant you a limited, revocable, non-exclusive, non-transferable license to use the Service and its output for your own personal land-research purposes. Listing data, images, and records surfaced by the Service belong to their respective owners and third-party sources and are subject to their terms.
9. Third-party listings, sources, and links
The Service surfaces information and listings from third parties. We do not control, own, endorse, or guarantee that information, and we are not affiliated with or endorsed by the listing sites, brokers, or agencies whose public listings we surface. Listings change constantly and a parcel that appears available may be sold, pending, or withdrawn. To view a property or make an offer, you must contact the listing broker or seller directly. We are not responsible for third-party content, websites, or services.
10. Automated and AI-generated output
Search results are generated in whole or in part by automated and artificial-intelligence systems. This output may be incomplete, out of date, or incorrect, and may occasionally include errors or fabricated details. You must independently verify every fact — including price, availability, acreage, zoning, flood status, access, and title — with the county and appropriate licensed professionals before relying on it or making any decision.
11. No professional advice; no brokerage relationship
Nothing in the Service or its output constitutes legal, financial, tax, investment, appraisal, or real estate brokerage advice, and no such relationship is created by your use of the Service. Financing information is general and educational only. You are solely responsible for your decisions. See the Full Disclaimer.
12. Disclaimer of warranties
THE SERVICE AND ALL OUTPUT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, ACCURACY, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT ANY PARCEL, PRICE, OR DETAIL IS ACCURATE, CURRENT, AVAILABLE, OR SUITABLE, OR THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE.
13. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, This Good Ground AND ITS OWNERS, EMPLOYEES, AND SUPPLIERS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS ARISING FROM YOUR PURCHASE OF OR RELIANCE ON ANY PARCEL OR INFORMATION. OUR TOTAL LIABILITY FOR ANY CLAIM WILL NOT EXCEED THE AMOUNT YOU PAID US IN THE 3 MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM. SOME JURISDICTIONS DO NOT ALLOW CERTAIN LIMITATIONS, SO PARTS OF THIS SECTION MAY NOT APPLY TO YOU.
14. Indemnification
You agree to indemnify and hold harmless This Good Ground from any claims, losses, and expenses (including reasonable attorneys' fees) arising out of your use of the Service, your reliance on its output, or your violation of these Terms or of any law or third-party right.
15. Testimonials
Testimonials on the site reflect the experiences of individual customers, are not a guarantee of results or savings, and are not typical. Individual outcomes depend on your market, budget, timing, and effort.
16. Changes to the Service and these Terms
We may modify or discontinue the Service, and may update these Terms, at any time. Material changes will be reflected by updating the "Last updated" date, and where required by law we will provide additional notice. Your continued use after changes take effect constitutes acceptance.
17. Termination
We may suspend or terminate your access at any time for any violation of these Terms or for conduct that we reasonably believe is unlawful or harmful. Sections that by their nature should survive termination (including intellectual property, disclaimers, limitation of liability, indemnification, and dispute resolution) will survive.
18. Governing law and dispute resolution
These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-laws rules. Any dispute will be brought exclusively in the state or federal courts located in Sussex County, Delaware.
